A Look at the Market
We’ve seen an inevitable shift in the market with conditions cooling down and pricing correcting itself.  *
U.S. MARKET:
First a comment on the general U.S. market is in order and I’ll start with a quote from Mark Zandy of Moody’s:
“I just don’t see the kind of mortgage defaults and distressed sales that would be necessary for big declines in housing values. That’s when you get crashes, when you have lots of foreclosures and a lot of distressed sales. That’s just not going to happen.”Having said this, 2022 is witnessing the great rebalancing of markets
The era of ultra-cheap borrowing costs has ended.  With that, & with the general economic climate, some prices have & will come down. Sales volume is & will adjust in areas to a more balanced level after an exuberant 2021. Where demand continues to outstrip supply, prices will continue to rise. Inventory levels will be restored in areas & finally, some irrational seller aspirations have & will be checked.

NYC & MANHATTAN MARKET:
Real estate is hyper-localized; especially so in Manhattan & NYC.
It’s a folly to simply read headlines & look at averages about non-specific data. The data & insights that are hyper-localized are what matter. Some properties may be over-valued, some may be fairly valued & others may even be under-valued.  Specifics matter more now than ever. 
SOME DATA (graphs below):
At $144 million sales volume, the luxury market (above $4M) saw a 24% decline compared to last week.  
At $467 million sales volume, the general  market saw a 16.4% decline compared to last week. 
Total supply has remained relatively steady since the beginning of May.

SOME THOUGHTS:
If you’re a buyer:  evaluate all financing options as rates can vary considerably.
In a recession (assuming we’ll have one), usually the Fed lowers rates to stimulate growth. Refinancing at lower rates in the future is a possibility.
Cash buyers have been waiting for this market. They will feel more empowered now than ever. If you’re a cash buyer, seize the moment.

With the inventory of buying options rising, focusing on the best quality is always smartest. Buying a quality home for a fair price is always smarter than going for a bargain.

Focus on the *long term*. We cannot aim to time markets ‘perfectly’. All markets recover. 

OF INTEREST:
Florida’s most expensive home sale just happened at $173 million for a 62,200sf mega-compound in Manalapan, south of Palm Beach perched on 16 waterfront acres. That’s $2,781/SQFT, a relative bargain next to Manhattan’s most expensive new listing this week at 220 Central Park South, at around $10,000/SQFT.

The Environmental Protection Agency says that thymol, a kind of thyme oil, is also an ingredient in many pesticides — both outdoor and indoor — and is commonly used to target:

  • bacteria
  • viruses
  • rats
  • mice
  • other animal pests

2021 study showed thyme essential oil to be effective against adult mosquitoes and their larvae.

You can make a homemade repellant by mixing 4 drops of thyme oil for every teaspoon of olive oil, or mixing 5 drops for every 2 ounces of water.

Crazy Story.

We have all seen the news over the last few months regarding inflation. In addition, the Fed has been increasing the rate. Your thoughts may be, now is not the right time to sell or buy. I can certainly understand that state of mind. Therefore , allow me to share a little story.

Twenty-five years ago when we built our first home, our construction loan interest rate was 12%! Crazy, right?? I know, then a few years later the rates came down, so we refinance and our rate was almost 8%! Still crazy right? I know! My point in sharing this is, that housing prices have increased substantially, however, the rates are still much less. Incomes are higher, therefore the affordability to purchase is still very, very good. My other point is, with a growing family it was our time to make a move, to buy, sell, and build. Of course, we took into consideration what the rates would be to determine what we could buy, however, we still sold and built our home. We did not hold back from moving forward with our lives because of the rates. The time was right for us. Consumers do not stop investing in the stocks, or their retirement plans when the stock market drops, you should not stop your life because of the rising interest rates.
